Toronto's Committee of Adjustment holds Planning Act authority to grant minor variances when your project does not meet the zoning by-law. So a rear addition, a third storey, or a deck that breaks a setback or height limit needs a variance before Toronto Building will permit it. And the hearing runs on a fixed schedule with neighbour notice, so you should file early and build the owner's timeline around that review.
Ontario Now Builds To The 2024 Code
Ontario now builds to the 2024 Ontario Building Code, which took effect on January 1, 2025. It applies to construction across the province, so your Toronto additions and renovations answer to the current edition rather than the older code. When you scope energy, secondary suites, or structural work, you should design to the 2024 requirements and confirm the transition rules for any job already underway.
The First Contractor to Reply Usually Wins the Job
Homeowners are widely advised to get at least three remodeling quotes, and research on sales leads shows the contractor who responds first is far likelier to reach and win the customer. Speed to first response matters as much as the pitch itself.
Consent Has To Be Meaningful

And you must keep a record of every breach for two years, even the small ones. So a leaky form or a hacked CRM is not a quiet problem, it is a reporting duty.
