Denver now lets you add an accessory dwelling unit in every residential zone district, a change that took effect December 16, 2024. Staff issue a Certificate of Appropriateness once the plans meet the design guidelines, and you attach that COA to your permit application. So your window swap, addition, or new siding waits on landmark sign off before Development Services moves.
Denver writes its own building code
Denver does more than adopt the plain international codes. It amends them into its own 2022 Denver Building and Fire Code, and the current fourth printing took effect November 21, 2024. Your remodel answers to that local edition, so alterations, additions, and energy upgrades get plan reviewed and inspected against Denver's amendments, which run tougher on energy and electrification than the base model code you might expect elsewhere.
